Briarcliff-specific considerations
Village permitting. Briarcliff is a village with its own permitting process. We have worked with the village clerk and the building inspector on a number of projects, and we know what they need.
Soil and slope. The Briarcliff lots range from flat to heavily sloped. The flat lots are straightforward. The sloped lots need retaining walls, tiered patios, and engineered foundations. We will tell you which you have and what it costs.
Access. Most Briarcliff properties have well-defined driveways and good equipment access. Some of the lakefront lots require track equipment.
Aesthetic. Briarcliff homes tend toward Hill Country modern — limestone, stucco, metal roofs, and dark-stained wood. We match the concrete finish to the architecture. Stamped ashlar, exposed aggregate, and broom-finish concrete with scored patterns all work well.
